Basic and Luxury Estate use reference budgets dated September 24, 2026. Modern Connected Home is a proposed scope using those references and additional planning allowances, not a supplier quote. All three include supporting control/network equipment and an installation and configuration allowance at prepared points. Tax, shipping, construction wiring and recurring services are excluded. Modern and Estate budgets also exclude supplier surcharges; the Basic example includes displayed UniFi surcharges. Final pricing follows a site survey and approved selections.

Wi-Fi coverage, recording retention and backup runtime depend on the property and final design. Estate networking targets 200+ connected wireless clients, subject to survey and agreed traffic testing. Mobile apps carry no app purchase charge; compatible phones and internet service are separate.

Fit listed devices at prepared points; configure supported Wi-Fi, Home Assistant and Setup My House controls; pair devices, set basic scenes, test operation, document the installation and provide homeowner orientation.

Physical controls remain available. Some features, including supported cloud integrations, streaming and remote access, require internet or third-party services.

PLANNED WITH YOUR BUILDER

Get the home ready.

The builder and qualified trades provide approved cabling, speaker prewire, electrical circuits, outlets and neutral wiring, shade openings and power, compatible HVAC equipment and completed irrigation plumbing. Shade sizes, fabrics and device compatibility are confirmed before ordering.

Basic requires a compatible installed garage opener. Modern includes two opener allowances; Estate includes three plus gate-hardware allowances; gate fabrication, posts, trenching and specialist safety work are separate.

OPTIONAL, QUOTED SEPARATELY

Make it yours.

Add water-leak protection, alarm monitoring, pool or spa integration, EV and energy controls, outdoor audio or internet failover to an agreed design. Tax, shipping, new cabling, construction, repairs, permits, separately scoped specialist work and recurring services are excluded. Internet, music subscriptions, ongoing support and maintenance are separate agreements.

Power-outage recording is optional for Basic. Future AI equipment, including the conditional UGREEN option, is not included in any package total.
